WALNUT CREEK, Contra Costa County — October 23, 2026. Search results and older municipal documents sometimes display accessory dwelling unit rebates worth thousands of dollars. But Walnut Creek’s official ADU Accelerator Rebate Program page warns: as of July 15, 2025, all rebates had been claimed. The city said applications continued for a backup list, not that new homeowners were guaranteed money.

How much did the original program offer?

The pilot advertised up to $7,500 for certain unrestricted ADUs and up to $15,000 for qualifying units subject to low-income deed restrictions lasting at least 20 years. The amount varied by the unit’s floor area; for example, the full amounts applied to smaller qualifying units and lower amounts to larger units under the 1,000-square-foot program maximum. Those numbers describe the historical rebate schedule, not the current availability of funds.

What about the program’s 2026 end dates?

The city’s page describes a program period through August 2026 and conditions requiring an issued building permit and certificate of occupancy, with a separately mentioned September 30, 2026 completion deadline. The official website contains potentially different end-date references, so homeowners with previously reserved rebates should request individualized written confirmation from the city about their grant reservation, any extension, and outstanding proof. Do not assume missing a deadline automatically extends it.

Can ADU construction still happen?

Yes. The end of a particular financial incentive is not the end of ADU permitting. Walnut Creek has separate planning, building and pre-reviewed design resources for homeowners. Ask staff what currently accepted plans exist, whether the building code changed in 2026, what parcel-specific approvals are required, and whether new local or state funding programs have opened since the last posted notice.

Why isn’t a free plan a free construction project?

Municipal standard designs may reduce architectural costs, but the owner is normally still responsible for site plans, grading, foundation engineering, utility service, permit fees, inspections and the structure itself. A rebate should never be counted in a project budget until eligibility and award are formally established.
